Jasper Properties Condominium Plan #062 1607 is run by a Board of Directors who
have contracted with Ayre & Oxford Inc. to manage the property.
Site staff, under direction of the Board and Management, look after:
Day to day cleaning
Escorting trades people for common area maintenance
Keeping the front of the buildings swept
Removing garbage
Some snow clearing and watering
Available for notification of emergencies and breakdown of equipment
Must be advised of all Move Ins and Outs
On site staff are not responsible for repairs and services within your unit.
The Board of Directors
The Board of Directors is made up of volunteers elected by you, the unit owners, at
the Annual General Meeting. All unit owners are eligible to run for the Board and
are encouraged to take a turn. The Board of Directors meets on a regular basis and
as needed.

Security:
If you see unsafe conduct or activities in your area, please report suspicious activity
to the police at the Non-Emergency line 780-423-4567.
If there is a Police / Fire or Medical Emergency, call 911.
After providing the details, request the event number for this incident.
Kindly report the event and incident number to Ayre & Oxford the next business
day, including the date / time and nature of the complaint, with as much detail as
possible so that we may keep record or follow up accordingly.
Property Assistance Personnel
If you have a flood or a similarly urgent issue which requires immediate assistance,
please contact the after-hours emergency staff using the AFTER-HOURS
EMERGENCY LINE: 780.499.8424. After hours are from 4 pm-8 am Monday to
Friday and from 4 pm Fridays to 8 am Mondays.
Please note that your Condominium Corporation employs maintenance personnel,
ensuring that you have someone familiar with your property to address most site
emergencies and complete a regular maintenance check on your property. Outside
of regular business hours, a rotating after-hours emergency staff is available to
assist you, however they are paid overtime rates.

MOVE IN / OUT ETIQUETTE:
Book your move in/out is book with onsite maintenance. Kindly contact Dave at
(780) 220-0614.
Provide your Unit#, date, time and details of your move at least 4 days prior to
confirm availability.
ALL moves must be booked by OWNERS not renters.
Hours for Moves Monday Friday 8 am- 4 pm
Moves are not permitted on Saturdays, Sundays,
or Local, Provincial or Federal Holidays.
Any damages to Common Property as a result of an un-booked move will be charged
back to the unit owner and a fine may be levied.
All moves are supervised by the building manager or a person designated by the
Property Manager.
THE MAIN GATE ENTRANCE IS HEIGHT-RESTRICTED.
MAXIMUM HEIGHT 2.6 METRES OR 8’6”
AND
¾ TON MAXIMUM VEHICLE WEIGHT
Please ensure that you and your movers are aware of the height & weight
restrictions.
Do not block emergency fire lanes for any extended duration while conducting your
move, and be ready to remove your vehicle promptly if required.
Damages resulting from vehicles or trucks onto any common property area, or any
other damages incurred will be charged backed to the unit owner.
Do not leave any doors propped open and/or unattended.
The Washer & Dryer pan and the monitoring device are property of the
Condominium Corporation and must be left behind when you move.
ACCESS & KEYS
Unit and mailbox locks/ keys are the owner’s responsibility to replace and
maintain.
NOISE & DISTURBANCE
Daily living and its associated noises are expected and suggested to remain from
8am to 9pm. Outside of this timeframe should be quiet hours, so parties or
activities beyond 9pm should be conducted with due respect to your neighbors.
Owners with complaints regarding noise in a unit after hours are asked to notify the
police as indicated above, then provide the incident number to your Property
Manager with accompanying details at your earliest opportunity for record keeping
or follow-up.
PETS
Only 1 cat or dog weighing less than 10 kg (22 lbs) may be kept in a unit. All pets
must be registered using the available Pet Approval Form, and be kept in
compliance with the terms of the agreement as submitted to the Board of Directors.
You must carry your pet outside to avoid them having an accident. If your pet does

have an accident, it is your responsibility to clean it up.
BALCONIES
Balconies and Patios are exclusive use common areas for the individual unit
owner’s enjoyment. Please use them only as an outdoor sitting area- no clotheslines
or anything hanging on the railings.
No awnings, shades or screens shall be erected over the outside of the windows
No Owner shall feed pigeons, gulls or other birds from the windows or balconies of
their Unit, or anywhere in close proximity to the Units or on the Common Property
Nothing may be thrown out of the windows or off the deck of any Unit. At no time
shall mops, brooms, rugs or other cleaning utensils be shook clean out of a window
or off the deck of a Unit.
Please keep the outside of the building looking good.
No portion of the Common Property required to be maintained by the Corporation
shall be painted, decorated or otherwise altered by anyone other than the
Corporation without the written consent of the Board.
Cigarette butts should not be thrown over the balcony as they might land in
neighboring patios, planters or other and start a fire. Please don’t put out cigarettes
in your own planters.
Barbecues
Ensure all combustible materials are kept at minimum of 1 meter (3 feet) away from
the barbecue while it is in use and remove any unnecessary storage to reduce the
change of a tripping/falling hazard.
Barbecuing is permitted provided that the barbecue uses electricity or natural gas
as a fuel source but not solid fuel such as wood or charcoal briquettes.
PROPANE BARBECUES OR TANKS ARE NOT ALLOWED ON UNIT BALCONIES.
There are natural gas connections on all unit balconies.
GARBAGE
Garbage Pick-up - Monday, Wednesday & Friday
Recycling Pick up - Monday
Please DON’T put your garbage beside the dumpster it won’t get picked up by the
garbage folks, and ends up being strewn across the property. If we have to hire
someone to clean up garbage left outside the bin or in the building, that cost gets
passed on.
Do not dispose of furniture or mattresses in the dumpster area, as the city will not
remove them and cost of removal will be charged back to your unit if found. Note:
Bins are monitored by video.
Please break down boxes before placing in the recycle bin otherwise they take up too
much room.
DOOR ENTRY SYSTEM
Your entry number is available on the displays located in the main vestibule and at
entry gate off the lane. When you receive a call from 780-429-2635 on the phone
you have a visitor. After confirming that you know the person, press 9 to unlock the

door or gate. Simply hang up the phone without pressing any numbers if you do not
wish to allow access.
Additional Security Tips
Unauthorized people gain access to the building by following a resident into the
building (into the parkade or into the lobby), buzzed into the building, or they have
possession of a stolen remote or key.
In order to prevent unauthorized access to the building, everyone is expected to
observe the following practices:
Do not let anyone follow you into the building through the front or back door.
This includes residents, visitors, delivery people and service people. While it can
feel awkward or impolite to not hold the door open for someone, it’s essential to
maintaining security in our home. And if someone is waiting outside the door as
you’re entering or exiting the building, please make sure the door closes behind
you so that they don’t gain entry unless buzzed-in.
Do not let a car follow you into the parkade. When entering the parkade, come to
a full stop inside the building and wait for the garage door to close behind you
before proceeding. If another resident is behind you in their vehicle, they can
open the door with their own opener after you have cleared the entryway.
Never buzz anyone into the building that you do not know. One common tactic
that property criminals use is to buzz random suites, and claim to be a resident
or visitor who has lost their keys and is locked out. Unless you know the
individual personally, and have confirmed their identity please do not buzz them
into the building.
Report any crimes to both the Edmonton Police Service and to the Property
Manager. Neither the Property Manager nor the Board will be made aware of
thefts or break-ins unless they are directly reported to us, and this information
is important to have when we review current and future security systems.
Preventing Theft from Automobiles
Edmonton Police Services advises that most vehicle crime is opportunistic and
preventable. They recommend that all car owners observe the following tips in order
to prevent thefts from vehicles:
Remove all Valuables - Never leave anything on display when you leave your
vehicle.
Even loose change, cigarettes, cigarette lighters, sunglasses,
CD’s, cell phones, stereos, cameras, and clothing, if they can see it they
will steal it.
Do not leave your parkade access card in your vehicle.
Park Safely - When parking at home, always lock your vehicle and ensure all
windows are closed.
Remove Portable Accessories - Removing stereo face plates and locking them in the
trunk or taking them with you, will deter thieves.
Get an Alarm Installed - Alarms can deter thieves not only from stealing items from
your vehicle, but also from stealing your vehicle. Even if you have an alarm installed
never leave anything in your vehicle. Thieves can smash a window, reach in grab an
item and be gone in seconds, before your alarm is even activated.
Use a Steering Locking Device (The Club) · Use a steering wheel lock every time you
leave your vehicle. A vehicle that is well secured has a tendency to deter criminals.

Unit & Exclusive Use Areas Guidelines
HEATING
In the winter please make sure your heat is on. Do not leave any windows or patio
doors open when you are not around. If you do need to open a window please
monitor it closely to ensure pipes do not freeze when there is a change in
temperature.
Damage done to your suite, and other suites as a result of frozen pipes that burst,
as a result of negligence on the part of the resident or owners of the suite, is the
responsibility of the owner and/or resident of that suite.
RENOVATIONS & REPAIRS
We recommend that you contact building management prior to commencement for
guidelines and to seek Board approval for your intended alterations (see Unit
Alteration form)
a.
Construction in units is to be completed between 8:30 am to 6 pm Monday
through Friday and between 9:00 am- 6:00 pm on weekends and Statutory
Holidays
b.
Plumbing or electrical work must be performed by licensed contractors.
c.
If you are upgrading / renovating, please ensure your insurance is adjusted to
reflect coverage on all items that are not remaining “builders’ grade”.
d.
Disposal of renovation materials in the City garbage area may result in a
chargeback.
e.
If your unit requires repairs that have been approved by the corporation, this
must take place within 6 months of an approved quote and approval from the
board.
PARKADE
The parkade is for parking only, no maintenance please. Bicycles may be stored in
bicycle racks provided.
Each Unit has a specific parking stall designated to the unit. Please ensure that the
parking stall area is kept neat and uncluttered. The stall is intended for vehicles
only. Please watch your speed in the parkade. Some of the corners are difficult to
see around and for the safety of others drive safely. The parkade door may be slow
at times so please have patience and take your time to avoid damaging the overhead
door.
Treat the parkade driving lanes like the roads on city streets. Stay on your
side of the lane, especially around the corners. There are mirrors situated on

every turn from entry to P2 that are intended to warn you of oncoming traffic.
There are also mirrors by the main garage door entrance to help you watch as
you exit to see if the garage door is open and a car is coming in. Stay in your
lane and everything should go smooth.
UNDERGROUND PARKING UNIT USE POLICY
1.
SIZE OF PARKING UNITS WITHIN JASPER PROPERTIES
Parking Stalls within the underground parking areas of Jasper Properties have different
dimensions, geometries and encumbrances due to the mechanicals of the building (ie.
Plumbing, Sump Pumps, Heat Exchangers, Fire Sprinklers, Electrical
Conduits, etc.).
For the purposes of the document the dimensions of each stall is approx. 112” to 114”
wide by 214” to 215” long.
Please make sure you center your vehicle within the yellow
lines and don’t park on the dividing yellow line between you and your neighbor.
2.
STORAGE CABINETS OR TROLLEYS WITHIN THE PARKING STALL
As per Section 73 of the Jasper Properties Bylaws, “Parking areas shall not be used
for any purpose other than the parking of motor vehicles”, but due to the limited
amount of storage space within Jasper Properties, a request for exception can be
submitted, in writing, if the Parking Unit, storage cabinet/trolley and motor vehicle
meet these requirements:
1.
Parking Unit
a.
No sump pump manhole and associated piping exists within the parking Unit.
b.
No heat exchanger unit exists within the envelope of the stall dimensions as
stated in the Parking Unit size section.
c.
No pumping pipe or electrical conduit exists lower than 96” from the floor.
2.
Storage Cabinet/Trolley
a.
Storage Cabinet shall be no larger than 84” tall, 24” deep and provide a
minimum 12” of clearance to the edge of the Parking Unit Envelop.
b.
Storage Cabinet shall be manufactured expressly as a storage cabinet, shall be
of steel or aluminum construction, and lockable.
c.
Storage Cabinet shall contain all stored items (except Trolleys) out of sight and
will contain NO flammable items, as per Section 51 of the Condominium Bylaws,
except for Windshield Washer Fluid which for the purposes of this policy will be
defined as a “Normal Cleaning Product ref. Section 51.
d.
Trolleys will be allowed within the Parking Unit and for the purposes of this
policy will be defined as two/four wheeled trolleys expressly manufactured for that
purpose, baby carriages or expressly manufactured devises to assist people with
limited mobility.
3.
Motor Vehicle
a.
If a Storage Cabinet or Trolley is being requested within the Parking area, the
Motor Vehicle within the parking unit can be no longer than 192” long as this will
allow the motor vehicle a 24” space for either a cabinet or trolley plus clearance fit
within 228” or 19’.
b.
Motor Vehicles longer than 192” can only be the single item contained within
the Parking Unit. As per Section 69a of the Condominium Bylaws, some allowed

vehicles, due to their overall length, may be the 228” wall to motor vehicle
measurement.
As per Section 69 of the Condominium Bylaws, even if the Parking Unit Owner meets
all these above conditions, the Owner MUST seek “written consent of the Board,
which consent the Board may arbitrarily withhold and may, if given, withdraw at any
time on fifteen (15) days’ notice ref. Section 69a.
3. MOTORCYCLES
As per Section 69a of the Jasper Properties Bylaws, “No motor vehicle other than a
private passenger vehicle being a car, half ton or three quarter ton truck, sport utility
vehicle or van, shall be parked in any parking space within the Common Property or
within a Parking Unit without the written consent of the Board”. A request for
approval to park both a Motor Vehicle and Motorcycle within the Parking Unit can be
submitted, in writing, if the Motorcycle and Motor Vehicle meet these requirements:
1.
Motorcycle
a.
The Motorcycle must fit with the dimensions of the parking unit as stated in the
Parking unit dimension section.
b.
As per Section 69f, the Motorcycle Kickstand or Center stand must require a
base.
c.
The overall width of the Motorcycle must be less than or equal to 36”.
2.
Motor Vehicle
a.
If joint Motorcycle/Motor Vehicle parking is being requested, the Motor Vehicle
within the parking unit can be no longer than 180” long, as this will allow the motor
vehicle a 36” space for the Motorcycle plus clearance fit within 228” or 19’.
4. BICYCLES
As per Section 69a of the Jasper Properties Bylaws, Bicycles are not allowed in the
Parking Unit and must be parked in the provided common property bicycle racks. As
per Section 72, 76 and 92d of the Jasper Properties Bylaws, any Bicycle that is in a
state of disrepair or are visibly neglected, the Board may at its discretion remove such
items.
Excerpts of Jasper Properties Bylaws Sections Governing this Policy:
1.
Bylaw Section 51.
Combustible Materials
No Storage of gasoline or other combustible or inflammable goods or material
and no offensive goods, provisions or materials shall be kept in or about any
Unit or Common Property, normal cleaning products and related household
goods excepted.
2.
Bylaw Section 69.
Motor Vehicles
a.
No motor vehicle other than a private passenger vehicle being a car, half ton or

three quarter ton truck, sport utility vehicle or van, shall be parked in any parking
space within the Common Property or within a Parking Unit without the written
consent of the Board, which consent the Board may arbitrarily withhold and may, if
given, withdraw at any time on fifteen (15) days’ notice.
b.
Parking of Motorcycles requires a base beneath the kick stand to prevent
damage to the Parking Unit;
3.
Bylaw Section 72.
Restricted Use of Common Property
The Owner of a Unit has no right to use any portion of the Common Property
designated by the Corporation for the exclusive use of an Owner of any other
Unit.
4.
Bylaw Section 73.
Sidewalks, Walkways and Parking Areas
The sidewalks, walkways, passages, elevators, driveways and parking areas
shall not be obstructed by any Owner, his family, guests, tenants or visitors or used
by them for any other purpose than for entering and leaving his Unit. Parking
areas shall not be used for any purpose other than the parking of motor
vehicles and no Owner shall trespass in any parking area which the Owner of
another Unit is entitled to use and occupy.
5.
Bylaw Section 76.
Appearance of
Unit
Nothing shall be hung or placed on any part of the Common Property, or
within
a Unit that is, in the sole and unfettered discretion of the Board,
aesthetically displeasing…
6.
Bylaw Section
92.
Sanctions
The Corporation may levy monetary sanctions on Owners, tenants, or
occupants of a Unit, or the family, servants, employees, agents or invitees of any
of
them (the “Offender”) for the violation of or failure to comply (a “Violation”)
with these By-laws or the rules and regulations of the Corporation.
Prior to the imposition of any monetary sanction, a written notice of each By-
law
violation shall be given to the Offender. If the Offender does not heed the
written notice and remedy the violation within 10 days of being notified then:
a.
The Offender shall on written demand by the Corporation pay the sum of
Fifty ($50.00) Dollars to the Corporation for the first By-law violation; and
The Offender shall on written demand by the Corporation pay the sum of
One
Hundred ($100.00) Dollars to the Corporation for the second By-law
violation; and
b.
The Offender shall on written demand by the Corporation pay the sum of
One
Hundred Fifty ($150.00) Dollars to the Corporation for the third or

any subsequent
violation, or such other sum as may be reasonable…
c.
the Corporation may avail itself of any other remedies available under the
Act
to the Corporation and do whatever is reasonable and necessary to
correct, remedy or
cure any breach or contravention of these By-laws… the
Corporation shall receive from the Offender indemnification for any costs or
expenses incurred in doing so…
ON SITE PARKING
Residents are to use the underground parking space assigned to their Unit.
Outside
on-site parking is for Visitor and Handicapped Parking ONLY. Vehicle
utilizing the Handicapped stalls must display a valid permit. Vehicles parked
in these areas without a valid permit are subject to a $250 fine, plus towing and
impound charges. Owners parking in the visitors parking will also be subject to
$250.00 fine as well as towing and impound charges.
All visitors must register a license number, make of car, suite being visited and time
of entry at the main lobby entrance prior to entering the building.
OWNER RESPONSIBILITIES
As an Owner you are responsible for the maintenance of various appliances in
your unit including:
Jacuzzis/jetted air tubs
Water filter systems
Furnaces and furnace filters
Humidifier filters
Anything else that can leak water,
catch fire or release poisonous gas
AMENITIES
Amenities Room
Located on the 2
nd
floor, the Amenities Rooms is available for residents at a flat rate
of $100 per occasion. Should the room be left untidy associated cleaning costs will
be charged back to the Unit owner. Please contact Dave Proudfoot

Fitness Room
Open to residents of the building ONLY. Please notify Dave if you see any non-
residents in the facility. Instruction manuals for the equipment are located in each
room. Please clean the equipment after use for the next person.

INSURANCE
The Condominium Corporation carries Real Property All Risk Insurance, which
provides coverage to the full replacement value of all real common property and
Directors and Officers Liability. Only common property and improvements installed
by the Developer will be covered under your Condominium insurance coverage.
Provide your insurance agent with a copy of the Corporation bylaws and the current
Corporation insurance certificate for their reference in ensuring your coverage is
relevant to areas of your responsibility.
It is strongly suggested that all owners have proper insurance. A copy of the
insurance documents should be presented to the management company for their
records.
This policy does not cover the individual unit owner in these important areas:
Insurance coverage on your personal property or contents coverage
Insurance coverage for personal liability
Sewer Back up
Contingent insurance
Insurance on Betterments, or improvements
Loss assessment (coverage for the Corporations deductible should this be
assessed back to the unit responsible.)
If the unit is rented to tenants, the owner should carry a condo package that
also covers tenant liability; the tenant must carry a tenants’ policy.
To protect yourself in these important areas you should purchase a Condominium
Unit Owners Policy. This a package designed specifically for this unique type of
ownership. Contact your insurance agent to ensure that your needs are adequately
met.
RENTAL UNITS
If you intend to rent your suite, please ensure your residents send confirmation to
the Condo Corporation of receipt of the bylaws.
Notify the Corporation through Ayre & Oxford Inc. within 21 days of the Rental, and
provide all contact details requested regarding the tenants. You will find a form
attached for your reference.
FOR SALE / RENT SIGNAGE
No signs, billboards, notices or advertising matter of any kind shall be placed on
any part of the Common Property or delivered door-to-door without the prior written
consent of the Board. This restriction does not apply to signs erected by the
Developer.

NOTICE OF INTENTION TO RENT/LEASE

A copy of the proposed rental agreement/lease showing the terms thereof, the amount of the
rental to be paid and the circumstances under which it may be terminated prior to expiry
is attached.

I/We undertake to pay the Condominium Corporation a deposit of $250.00 for a rental
agreement of more than six months or a deposit of $1000.00 on a rental agreement of six
months or less and to indemnify it against any damage sustained by the Corporation or any
other person as a result of the tenant's/lessee's breach of any Bylaw or any damages
resulting from negligence or nuisance committed by the tenant/lessee.
Notice of Move in and move out must be notified in advance, at which time an elevator key
will be provided if applicable to assist with the move.
I/We understand and agree that any unpaid charges resulting from damage sustained by
the Corporation or any other person as a result of the tenant's/lessee's breach of any Bylaw or
any damages resulting from negligence or nuisance committed by the tenant/lessee will be
applied against Condominium fees paid; resulting in action taken as per the Corporation
bylaws. The Corporation also has a charge against the estate of the defaulting owner, for
any amounts that the Corporation has the right to recover under these by laws. The charge
shall be deemed to be an interest in the land, and the Corporation may register a caveat in
that regard against the title to the defaulting owners unit. The Corporation shall not be
obliged to discharge the caveat until all arrears, including interest and enforcement costs
have been paid.
I/We have fully explained to the prospective tenant/lessee the provisions of Sections 45 to 47
of the Condominium Property Act and we have provided the tenant with a copy of the
Corporation's Bylaws.
I / We understand that the Residential Tenancies Act may affect us and our tenant. If there is
a conflict between the Residential Tenancies Act and the Condominium Property Act, the
Condominium Property Act applies.
